As of July 17, 2024 47% of homeowners aid dues. 

Because of the continued failure of many property owners to pay dues, the board may be forced to place a lien on the home until dues are paid. Late fees will also be assessed.

Due to the failure of a significant number of property owners to pay annual dues, the HOA was forced to raise HOA fees and hire a property management company that would shoulder the up front cost of filing liens. 

At the 2023 annual HOA meeting, the present quorum was advised that a significant number of properties had not paid their annual dues for several years. The HOA board discussed that the dues would need to be raised, and the quorum asked that one more year be set at $40. If there was not a significant increase in the payments, the quorum agreed that the HOA fee could be raised. No increase was seen in the HOA dues, and therefore the HOA board began to search for and interview potential businesses. After interviewing 3 companies, JC Enterprises Association Management was chosen due to their amount of experience and the ability to take on the up front cost of filing liens. Due to the business needs of the HOA, the board voted to raise the HOA annual dues to $100, based on the agreement from the 2023 Quorum.
